Demolition of a building or home

If you wish to demolish structures, structures on vacant lots, and/or mobile homes, or to dispose of asbestos, you must report this to the municipality. You always need an environmental permit to demolish historic monuments. This also applies to demolition within protected urban and village landscapes.

Requests

  1. You can use the permit check tool on the Omgevingsloket website to see whether you need an environmental permit (demolition permit) or must file a notification.
  2. If you need a permit or are required to file a report for the demolition of a structure, you can apply for it or file the report through the website listed above. You will need your DigiD login credentials to do so (for businesses, this can now only be done via “eHerkenning”; please visit the website of the Ministry of Economic Affairs for more information).
  3. You will receive a written response from the competent authority. This may be the municipality, but it could also be the province, the water board, or the national government.
  4. In the event of the (partial) demolition of historic monuments, prior consultation with the competent authority is required, as an environmental permit must be tailored to the specific circumstances.
  5. If your application is approved, the permit will be sent to you (along with the conditions under which the permit is granted). If you disagree with the decision, you may file an objection.
  6. If you submit a demolition notice, you will receive a receipt. No objections may be filed against it.

File a Demolition Notice

You must submit a demolition notice at least four weeks before work begins via the Omgevingsloket website.

Apply for a Demolition Permit

You can apply for a demolition permit on the Omgevingsloket website. You’ll need a DigiD to apply for a demolition permit.

Mobile Rubble Crushing

If your company would like to file a report regarding mobile rock crushing, please do so with the Midden- en West-Brabant Environmental Agency via mobielbreken@omwb.nl.

Bring along

You will be asked to provide information about the demolition. The specific information required depends on the scope and nature of the demolition or the asbestos to be removed.

Terms and Conditions

Demolition Notice

A demolition notice is required if:

  • The volume of construction and demolition waste generated is estimated at 10 cubic meters or more (volumes under 10 cubic meters do not require reporting)
  • Asbestos is removed, demolished, or dismantled during the work (there is no minimum volume requirement here).

Demolition Permit

In some cases, a demolition permit is required, and the demolition notification does not apply. This is the case when demolition involves:

  • near or at monuments.
  • in an area where a demolition permit is required under the zoning plan (for example, this is the case at Vesting Willemstad).

Costs

  • Demolition in a protected historic district (Willemstad) costs the following per application € 432,15
  • The cost of demolishing a municipal monument (or part of one) is per application € 159,00
  • Demolition of a national historic landmark (or part of one) costs per application € 318,00
  • Demolition notification is free
